A landlord/agent is looking for a clean audit trail: (1) proof you are you, (2) proof you can legally rent, and (3) evidence you can pay reliably. If any one of those is ambiguous, your application sits at the bottom of the pile—especially in competitive cities.
The detail that saves time
Agents frequently pause because they cannot match “the applicant” to “the share code owner.” Include: passport bio page, current address, phone number, and the email you used for the rental application—on a single cover page.
Your “Tenancy Pack” checklist (doctor-proof)
- Cover page: name, phone, email, current address, desired move-in date, tenancy length.
- Right to Rent share code + date of birth (clearly visible).
- Passport bio page (scan).
- Immigration status evidence (if applicable): eVisa status page print / BRP details / relevant approval letter.
- Employment contract or offer letter (NHS Trust / employer).
- Last 3 payslips (or proof of savings if newly arrived).
- Last 1–3 months bank statements (salary credits highlighted).
